It has always been a goal of mine and my partner's to operate a bed and breakfast on one of the Orkney Islands, preferably one of the larger of the Islands. Now that I am able to take early retirement, the dream is getting closer; however, after reading about the problems with the ferries, we are having our doubts. Does anyone have first-hand knowledge of the situation and how much it affects their business? Thank you in advance to anyone who can offer advice.

Even though I've never done it before, I have the impression that operating a bed and breakfast is a lot more challenging than most people would believe it is. An essential aspect to take into consideration is the fact that you are always with each other. My opinion is that it would be beneficial for you if you had the financial means to rent a property that provided each of you with spacious and independent living quarters. Don't pick a location that's too far out in the wilderness because the winters there can be "challenging." On the other hand, if you can afford to only operate the business from March until, say, the end of October, then you could just shut down during the colder months and it wouldn't make a difference. If you look for bed and breakfasts in the region where you would want to spend your vacation and see what other options are available, you will have a better notion of what is available in that region. Lastly, I have been observing a growing trend towards self-catering for large groups, such as families and extended families, and I am curious as to whether or not renting a house that offers catered self-catering would be the best option. Offering a fully prepared breakfast and supper service, as well as other meals, for groups of friends who want the space of self catering but don't want to do any of the hard work could be a good option.
Would any body be interested in exchanging houses with me? - I have a magnificent property in the Central Highlands that, with a little bit of work, could be transformed into the perfect bed and breakfast!!
